APPLICATION FOR RESIDENTIAL TENANCY

Please complete this Application online or download, print and email it to us if you wish to apply for a particular property or if you wish us to retain your details for any future rental property.
This application is not a Residential Tenancy Agreement but only an application
If successful you will be required to first enter into a formal Tenancy Agreement.
The lessor wishes to locate the most suitable tenant who will pay the rent on time and take care of the premises. So we need to have
your information to assess so the lessor can determine in their opinion who is most suitable.


The Application steps are

  1. We need to identify you and to inform the lessor and know what requirements you have such as any need to keep pets or similar;
  2. We need to inform you of the lessor's and Property Manager's usual use of one or more residential tenancy databases (see attached notice below);
  3. We need to inform you of the financial requirements and money required to be paid before taking possession, the amount of a Security Bond (which may be up to 4 weeks rent), any pet bond (which can be up to $260) and the initial Rent payment (which can be 2 weeks rent in advance); and
  4. We need to make you aware of the terms of the Residential Tenancy Agreement (including special conditions) associated with the Lease if you are invited to enter into a formal Tenancy Agreement
  5. You (and all proposed tenants) need to read and complete this Application and the acknowledgements and sign it


And the formal Tenancy Agreement steps (if successful) are

  1. You submit this Application to the Property Manager.
  2. If you are successful you will then be given the proposed Residential Tenancy Agreement and the grant of the option to enter into a Residential Tenancy Agreement. You can then proceed and accept the Tenancy Agreement, if you wish to
  3. To do so you sign the Residential Tenancy Agreement and make all payments and do all as is stipulated as conditional and set out in Part C of the Tenancy Agreement. Then the lessor (or the Property Manager) will sign the Tenancy Agreement and a binding Residential Tenancy Agreement will then be in place.
Note all tenants over 18 must be listed above.
